I am Susan Shedd, Real Estate Broker, Accredited Buyer’s Agent at Appalachian Realty LLC and a native of the North Georgia mountains. I also have extensive experience in marketing and selling homes and land. Our marketing plan syndicates our listings to over 109 sites across the internet, as well as our own successful website which has been up for over 20 years. This gives our clients amazing exposure and reaches potential buyers across the globe.

I am not your typical Realtor. I’m usually in my jeans and hiking boots, not a dress & heels. I love to walk & show homes and property and will be right with you until we find that missing corner. I enjoy finding the perfect home or property for my clients, welcoming them to the slower, peaceful lifestyle of mountain living and helping them fit in, in their new surroundings. I have been a land specialist for many years and selling homes and property in the mountains of North Georgia is my passion.

I love to ride my Harley and my horse, float the rivers in my kayak & just be outside enjoying the mountains. I’m a blessed person who loves life & believes that putting on a front is not part of my job description. What you see is what you get. I’m a person who will treat you kindly and honestly, in any situation. The Golden Rule is one I live by. I have been very blessed and I try to bless others I come in contact with.

I opened Appalachian Realty in 1986 because I wanted to help people find their dreams in these mountains, just as I had found mine several years before. I am driven by my passion for real estate. I enjoy meeting people and making lasting friendships. It is not uncommon for clients to contact me to sell a home or property they purchased through me 20+ years ago.

My husband, Bruce, and I moved up to Doublehead Gap, in Gilmer County back in 1981. We have seen the growth and change here, but much of our county has maintained it’s peacefulness and beauty, in part, because of the large area of Chattahoochee National Forest that surrounds us. The serenity and abundant wildlife have drawn nature lovers from all over the country and the world and it makes living here a wonderful privilege and blessing.

I volunteer at the Gilmer Community Food Pantry where I have been a board member off and on for the past 12+ years. We feed the needy in Gilmer County and I have been blessed to be a part of it. I’m proud to work/volunteer with some of the finest people God ever put on earth who are from several religious affiliations. We are all brothers and sisters in Christ with one goal, to help others.

I am a Leave No Trace Master Educator, Stock Use, which means I teach people how to take care of our mountains and forests (specializing in horse/trail riders/campers) and, generally, how to lower their impact on their surroundings & leave their environment better than they found it. We teach LNT Awareness Workshops & Trainer’s Courses.

I am a Life Member of the NE GA Board of Realtors Million Dollar Club, an Accredited Buyers Agent and an e-pro internet professional. I specialize in locating just the right property for my clients. I go above and beyond what you expect of an agent. That is what has made my business and career successful. You would think that a girl born and bred in one of the largest cities on the planet would be out of her element in a very rural, secluded setting secreted away in the mountains of north Georgia, but for this big-city girl, nothing could be farther from the truth. I may have been born in Chicago, but following half a lifetime of moving through Illinois, Ohio, Michigan, and Missouri, here I am home to stay at last in Ellijay, Georgia. I have been in Georgia since 1981, and feel I am a true “Southerner”. Ellijay became my home in 2002, and these glorious mountains provide the perfect backdrop for living the lifestyle I was born to live.

My great love of animals, particularly horses, led me to a rustic homestead on 16 acres, and here I can share the bounty with my beloved horses, dogs and cats. There’s nothing quite like a pair of grey Missouri Foxtrotters contentedly browsing in a peaceful pasture, two happy dogs playfully romping at my heels, and three sleepy kitties napping to the lullaby of the birds, without another care in the world. Ah, such peace and contentment is a treasured gift for which I am daily grateful.

It’s not easy to find spare time with the steady stream of projects calling for attention, but the rewarding hobbies of raised-bed gardening and amateur watercolor artistry, help to round out a busy but satisfying lifestyle. Always open to many ways to enjoy the out-of-doors to renew my spirit, I am always mindful to remain grounded by maintaining a strong spiritual connection with an “attitude of gratitude”. There is so much to be thankful for in this exquisite mountain environment!

I’m a Georgia Native. I was born and raised in Atlanta but I’ve always felt close to the mountains. As a child we would often visit my Grandfathers cabin in Rabun County, fishing, hiking and swimming. Those were some of life’s best memories that would one day lead me back to the mountains.

In 2011 my wife Kathy and I purchased property in Gilmer County, just below the Southern end of the Appalachian Trail, with hopes of building our retirement home. After spending countless weekends in the area visiting shops, hiking to waterfalls, exploring the woods and meeting the wonderful people, we knew we couldn’t wait until retirement. We began construction in August 2015 and moved to Blue Ridge in August 2017. We enjoy having our family & friends come up and relax at our cabin, whether playing in the creek, riding ATV’s, or watching the wildlife that crosses our property, there’s always something to do!

I’ve spent 25+ years in the Customer Service industry and understand the value of honesty, integrity and building relationships. Buying & selling real estate can be a stressful experience, especially if you are unfamiliar with the terms, requirements, permits and other issues you may face in different areas of our mountains.
